Product Description

LOCATION The cottage is the hamlet of Batson, just 5 minutes walk from the head of the creek & fifteen or so from the popular sailing town of Salcombe, from where you can explore art galleries, individual shops or enjoy fresh Salcombe crab & locally caught seafood at one of the many restaurants.  The stunning estuary & local sandy beaches (mostly dog-friendly all year round) are easily accessible from the town via small passenger ferries. VIEWS Wonderful country views from the cottage, terrace & upper garden areas. ENTRANCE The main entrance leads into the sitting room whilst a side stable door from the terrace area opens directly into the kitchen. KITCHEN/DINING ROOM A well-equipped & elegantly crafted Shaker-style kitchen has a good number of wall & base units, tiled flooring, & a range of appliances including an oil-fired Watson range cooker, multi-function microwave, dishwasher, fridge, washer/dryer & fridge/freezer (in pantry).  The dining area has a wooden table seating 6-8 guests.  A door leads out to the rear terrace & decking areas. SITTING ROOM A charming & cosy living area with original supporting beams, oak flooring & stone-faced Inglenook fireplace (with wood-burning stove) is tastefully furnished at one end with double sofa, armchairs, coffee table, TV with Freeview, DVD player, & music system.  The back of the sitting room features a desk with chair, & two further bucket chairs in front of an open fire. BEDROOMS Four in total, all on the first floor.  The en suite master bedroom is furnished with a King size bed, bedside unit & lamp, wardrobe, dressing table & stool.  The en suite bathroom has whitewashed floorboards & is fitted with a bath, shower (over), wash-hand basin, & w.c.  The second bedroom has a wooden framed double bed, bedside units & wardrobe, whilst the third is a twin with two single beds.  The fourth bedroom has full size bunk beds (both bedrooms 3 & 4 are strictly for children only).  N.B. All duvets, pillows, bed linen & towels (excluding beach & tea towels) are provided. BATHROOMS In addition to the en suite (above) is a further family bathroom on the first floor with whitewashed floorboards, bath, shower (over), wash-hand basin & w.c. On the ground floor there is a shower room with wash-hand basin & w.c. OUTSIDE To the front & one side of the cottage is a small area of level lawn with mature shrubs & trees.  To the other side is a substantial terrace area with large wooden table, chairs & bench seating.  Wooden steps lead down to a lower level of mostly flat lawn, which then opens & extends down to a substantial area of garden & woodland (N.B. There is a pond at the very bottom of the garden, but outside the boundary of the property – young children & dogs should therefore be supervised at all times).  There is also a separate STUDIO with TV, comfy sofa & table football, an ideal escape for teenagers
- available (on request only) for an additional £100.00 per week. PARKING Off road parking for up to two cars OTHER INFORMATION Wireless broadband internet available, & telephone for local & incoming calls (limited mobile coverage). Strictly no smoking but one small, well-behaved (and well-managed!) dog is welcome on the ground floor only.  Oil fired central heating & hot water.
