LOCATION The house is in an elevated position on Newton Road (the link between Cliff Road & Devon Road adjacent to the Salcombe Yacht Club) just a few minutes walk from Salcombe town centre & within easy access of the local shops, restaurants, beaches & waterfront. VIEWS stunning, panoramic estuary views from most areas of the house including bedrooms, sitting room & balcony.ENTRANCE The entrance to the house is via a porch area on the 3rd Floor (accessible from the nearby parking area) with ample space to store coats, shoes, beach equipment etc. A second door leads into a HALLWAY/DINING ROOM with lovely estuary views. Dining table & chairs to seat eight people. KITCHEN Adjacent to the dining area with fitted units, four-ring gas hob, electric double oven, microwave, fridge, freezer, dishwasher, CD/radio, breakfast table & chairs. UTILITY/CLOAKROOMwith washing machine, tumble dryer & separate room with w.c. & basin. LOUNGE On the top level (4th floor) is a very spacious lounge with exposed beams & wood-burning stove (not available for use). The room is comfortably furnished & well equipped with three double sofas, coffee table, TV (with Freeview), DVD & CD/radio/iPod docking station. A raised area to the rear has a desk with telephone/fax (incoming calls only). Two sets of large sliding French doors lead out to magnificent balcony with 180 degree views across the estuary. CLOAKROOMAdjacent to the lounge with w.c. & wash-hand basin. BEDROOMS Four in total. On the ground floor level are two twin rooms each with single beds, bedside units, drawers & wardrobe (one also has glass doors out to a balcony that in turn leads down to the decking & garden). On the first floor are two double bedrooms. The main bedroom has a King-size wooden sleigh bed, bedside units, drawers, wardrobe, & large bay windows to take in the superb view. The second double also has a king size bed with bedside units, drawers, wardrobe, basin & bay window. N.B All duvets, pillows, bed linen & towels (except those for the beach) are provided. BABY FRIENDLY FACILITIES Travel cot highchair & stairgate available. BATHROOMS On the ground floor is a shower room with power shower, wash h&-basin, & w.c. On the first floor is a family bathroom with bath, walk-in shower, heated towel rail, wash-hand basin & w.c. OUTSIDE Balcony (off lounge) running the full width of the house, with wooden table, chairs & sunloungers (with covers). Large area of decking with garden at lower ground floor level also with wooden furniture & gas barbeque. PARKING Private off road parking outside house on Newton Road.OTHER INFORMATION The property is mainly carpeted throughout & enjoys the benefits of gas-fired central heating & hot water. Telephone & fax available. Strictly no smoking or pets permitted. Wi Fi Broadband available.
