The Linhay

LOCATION The barn is the larger one of a pair in the grounds of Higher Ash Farm just two miles from the famous naval town of Dartmouth.  The barns (and adjacent owner's farmhouse) sit within 50 acres of delightful grounds including extensive areas of lawned garden, well-stocked orchard and working farmland (with cows, sheep and chickens) - N.B. There is one small pond within the grounds and we recommend that your children should be supervised.  The farm produces a wide range of fruit and vegetables for sale to guests when in season, and fresh eggs are available most of the year!  The village of Stoke Fleming (with pub and shop/Post office) is 30 minutes walk away, with Blackpool Sands beach just a 10 minute drive along the coast road. VIEWS Lovely views from most rooms
across the farmhouse garden, orchard and country fields beyond. ENTRANCE A large front door is approached from the parking area - two steps lead up into the... SITTING ROOM at first floor level. A very grand and spacious lounge area with high vaulted ceiling, one three-seater and one double sofa, armchair, glass desk and chair, occasional furniture, widescreen TV (with Freeview), DVD player and wood-burning stove. There is access to a small balcony with table and chairs, which can also be accessed from the Kitchen/Dining Room. KITCHEN/DINING ROOM Also on this level is a recently refurbished kitchen with oak flooring, fitted units, electric Range cooker, microwave, dishwasher, washer/dryer, fridge/freezer and central island. The dining area has a round table seating six
comfortably. BEDROOMS Three in total. The master bedroom with super-King size bed, bedside units, chest of drawers, wardrobe and chair is accessed from the living area (up 5 steps).  On the lower, ground floor level is a further double bedroom with King size bed, bedside units and tall chest of drawers.  This bedroom (once the main sitting area for the original barn) features a large stone fireplace with working fire, and door out to the communal terrace.  The third bedroom has a full size single bed and bedside unit - there is also additional pull-out single bed available on request.  N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied. BABY FRIENDLY FACILITIES Cot and highchair available on request. BATHROOMS Adjacent to the
kitchen is a very spacious and well presented family bathroom with bath, shower cubicle, wash hand basin, w.c., heated towel rail and underfloor heating.  There is a further large bathroom on the ground floor with bath, shower cubicle, wash hand basin, w.c. and heated towel rail. OUTSIDE In the garden area opposite the barn is a good-sized terrace with wooden table and chairs.  To the side is a large area of lawn running through to over 50 acres of farmland beyond.  (To the rear of the barn is a communal area with table, chairs and built-in barbeque which may be made available by the owner during the season). PARKING Off road parking for up to two cars on large, shared drive. OTHER INFORMATION Carpeted in most rooms with oak flooring in the kitchen.  The barn is
fully double-glazed and enjoys the benefits of oil-fired central heating and hot water.  Strictly no smokers permitted.  One well-behaved dog is allowed - please note that pets are not allowed in the bedrooms or on furniture.
