This delightful holiday property set in a quiet location within the Oxfordshire Cotswolds, a short distance from Burford. The property is presented to a very high standard with up to six bedrooms* and four bathrooms available making it absolutely prefect for large group gatherings
- be they friends or family. Internally the property retains many period features along with countless contemporary touches to give this a real high quality, minimalist feel. An element that particularly appealed to us was the large ground floor which has the feeling of being 'open plan' but actually has separate 'rooms' & thus creates a sense of being together without all the nise that this can sometimes bring! Similarly appealing are the large gardens to the rear of the property, which the owners have thoughtfully added a hot tub, skittles & table tennis which are just as much fun for friends (adults) as they are families with children! A great choice.ACCOMMODATIONEntrance through to the open plan ground floor. Kitchen, a modern & fully equipped room with attractive & contemporary kitchen units. leading to separate dining room. Equipped with induction hob & electric microwave combi, separate oven, large fridge freezer, dishwasher plus small dining table & six chairs. Dining Room with large wooden dining table with seating for up to 14 people. Living Room with large modern circular sofa, wall mounted TV with Blue Ray DVD, plus French doors to the garden. Bedroom One with king size double bed (can be made as a twin) with wardrobe plus door to garden and Ensuite WC & washbasin Upstairs Bedroom Two with super king size double bed (can be separated into two single beds) with Ensuite Shower Room with WC & washbasin. Sofa-bed available in this room if required. Family Bathroom with bath, shower over, WC & washbasin. Bedroom Three with a zip & link bed with wardrobe area. Bedroom Four with a zip and link bed and hanging rail Bedroom Five with king size double bed (which can be split into two single beds if required) with chest of drawers plus Ensuite shower room with WC & washbasin The property is able to offer accommodation up to 16 people, however the maximum is for 14 adults, with the option for two extra children, strictly. There is a separate bedroom above the annex which has a king size 'zip & link' bed, which can be two singles if required charged at £50 per person per week/weekend. Please note that this room has a w.c. & wash basin; use of a bathroom is down the stairs & then within the main house. There is also a double sofa bed & single futon for 2 more people in upstairs bedrooms charged at £50 per person. (Therefore if an the total party is 16 (14 adults & 2 children) the additional charge for the beds will be £200) Outside Annex There is a further, sixth bedroom available which is detached from the main cottage. This is approx a few paces from the entrance. There is the option for either a super king sized double or twin beds. There is an en-suite shower, WC & washbasin. Gardens The gardens are enclosed with a 5 bar gate at the main entrance. To the side of the barn is covered area with table tennis table. There is also grassed courtyard with table & chairs, while to the rear is a large garden with croquet available, plus an astro turf area for skittles! The enclosed & private garden also contains a heated outbuilding where the HOT-TUB* is located! Off street parking. Cot & High Chair available. Pets by arrangement. * Hot tub available for use charged £60 per weekend or £100 per week payable directly to the owner. Damages Deposit of £300.00 required or £400.00 with use of hot tub.
