LOCATION Situated just 350m from the beach at Thurlestone Sands popular for kayaking & paddleboarding with surfboard hire, an award winning beach cafe open until 9pm in High Season & dog-friendly all year round. Positioned a mile or so walk from Thurlestone itself (3 miles by road), with its post office/stores, church, 4-Star hotel, popular Village Inn, & challenging 18-hole golf course. The nearby South West Coast Path offers stunning coastal walks & spectacular views, with the delightful fishing village of Hope Cove around 15-20 minutes away in one direction, & the ever-popular surfing beach at Bantham a little further in the other. The famous sailing town of Salcombe, with more beautiful sandy beaches & beautiful estuary, is just a short drive away, & the house is also within easy reach of the market town of Kingsbridge. ENTRANCE From the driveway there is level access into a hallway, with doors through to the dining & sitting rooms. Stairs lead up to the bedrooms at first & second floor level. KITCHEN On the ground floor is a recently upgraded & well equipped kitchen, with a lovely view over the nature reserve, & an extensive range of wall & floor units, topped with quartz & extending to create a breakfast bar with four faux leather stools. The kitchen is equipped with a 5-burner duel-fuel range-style cooker, a larder fridge, dishwasher & microwave. Direct access to the garden. The DINING AREA features a newly acquired table (2017) seating ten guests comfortably. A step down from the kitchen leads to a UTILITY ROOM with sink, washing machine, tumble dryer, additional fridge, & freezer. Doors to bedroom 5/study, & the garden from the utility room. SITTING ROOM A cosy & tastefully furnished living area features a lovely fireplace with oak mantle, slate hearth & wood-burning stove, wall-mounted flatscreen TV & DVD player, one three-seater sofa, two double sofas, armchair, coffee table & occasional furniture. Double French doors leads out to the garden & terraces. There is a CLOAKROOM off the sitting room with w.c. & basin. BEDROOMS Five in total. On the ground floor is an en suite room with double bed (suitable for children over 6), wall-mounted TV, dressing table/desk & chair. The en suite wet room has a large walk-in shower (with grab handle & seat for less able guests), w.c., wash-hand basin & heated towel rail. This room would be suitable for guests with limited mobility. At first floor level is a master bedroom with lovely views, furnished with a super-King sized bed, bedside tables, drawers & wardrobe

BATH/SHOWER ROOMS In addition to the three en suites & two cloakrooms (above) there is a further family bathroom on the first floor with bath, power shower (over), vanity unit with wash-hand basin, w.c. & heated towel rail GAMES ROOM In adjacent building, & equipped with table football, table tennis, croquet set, rope quoits etc. BABY/FAMILY FRIENDLY EQUIPMENT A fixed cot, two portable cots, two high chairs, three stairgates (one fixed on the top floor) & a baby changing area next to the basin in the top floor cloakroom are available (cot bedding is not supplied). OUTSIDE Extensive mature gardens with areas of lawn (including ideal space for croquet when the weather permits!), established shrubs & borders, & decked terraces. Garden furniture & barbecue available. A cold water shower is positioned near the side entrance to the utility room to wash boots & sand from dogs & their humans. PARKING Off-road parking on driveway for 3-4 cars. OTHER INFORMATION Oil-fired central heating & hot water. Wireless broadband internet available (although the speed is slow in this area). Strictly no smoking but a small to medium sized, well–behaved dog is allowed. N.B. For reasons of comfort & safety the house can accommodate a maximum of eight adults in any party & no more than four children under 6 years of age (excluding babies).
