LOCATION Situated just 350m from the beach at Thurlestone Sands popular for kayaking and paddleboarding with surfboard hire, an award winning beach cafe open until 9pm in High Season and dog-friendly all year round. Positioned a mile or so walk from Thurlestone itself (3 miles by road), with its post office/stores, church, 4-Star hotel, popular Village Inn, and challenging 18-hole golf course. The nearby South West Coast Path offers stunning coastal walks and spectacular views, with the delightful fishing village of Hope Cove around 15-20 minutes away in one direction, and the ever-popular surfing beach at Bantham a little further in the other. The famous sailing town of Salcombe, with more beautiful sandy beaches and beautiful estuary, is just a short drive away, and the house
is also within easy reach of the market town of Kingsbridge. ENTRANCE From the driveway there is level access into a hallway, with doors through to the dining and sitting rooms. Stairs lead up to the bedrooms at first and second floor level. KITCHEN On the ground floor is a recently upgraded and well equipped kitchen, with a lovely view over the nature reserve, and an extensive range of wall and floor units, topped with quartz and extending to create a breakfast bar with four faux leather stools. The kitchen is equipped with a 5-burner duel-fuel range-style cooker, a larder fridge, dishwasher and microwave. Direct access to the garden. The DINING AREA features a newly acquired table (2017) seating ten guests comfortably. A step down from the kitchen leads to a UTILITY ROOM with sink,
washing machine, tumble dryer, additional fridge, and freezer. Doors to bedroom 5/study, and the garden from the utility room. SITTING ROOM A cosy and tastefully furnished living area features a lovely fireplace with oak mantle, slate hearth and wood-burning stove, wall-mounted flatscreen TV and DVD player, one three-seater sofa, two double sofas, armchair, coffee table and occasional furniture. Double French doors leads out to the garden and terraces. There is a CLOAKROOM off the sitting room with w.c. and basin. BEDROOMS Five in total. On the ground floor is an en suite room with double bed (suitable for children over 6), wall-mounted TV, dressing table/desk and chair. The en suite wet room has a large walk-in shower (with grab handle and seat for less able guests), w.c.,
wash-hand basin and heated towel rail. This room would be suitable for guests with limited mobility. At first floor level is a master bedroom with lovely views, furnished with a super-King sized bed, bedside tables, drawers and wardrobe - the en suite has a shower unit, w.c., heated towel rail and wash-hand basin. Also on the first floor is a double room with four-posted pine-framed bed, bedside tables, wardrobe, and drawers. The en suite has a bath, shower (over), wash-hand basin, w.c. and heated towel rail. The fourth and fifth bedrooms on the second floor - accessed via steep stairs – are both twins with super views, each furnished with two single beds (one room is for children only as the beds are narrow – ie. 2’6” width). N.B. There is an adjacent
CLOAKROOM on the second floor with w.c. and basin. All duvets, pillows, bed linen and towels excluding beach towels are supplied. BATH/SHOWER ROOMS In addition to the three en suites and two cloakrooms (above) there is a further family bathroom on the first floor with bath, power shower (over), vanity unit with wash-hand basin, w.c. and heated towel rail GAMES ROOM In adjacent building, and equipped with table football, table tennis, croquet set, rope quoits etc. BABY/FAMILY FRIENDLY EQUIPMENT A fixed cot, two portable cots, two high chairs, three stairgates (one fixed on the top floor) and a baby changing area next to the basin in the top floor cloakroom are available (cot bedding is not supplied). OUTSIDE Extensive mature gardens with areas of lawn (including ideal space for
croquet when the weather permits!), established shrubs and borders, and decked terraces. Garden furniture and barbecue available. A cold water shower is positioned near the side entrance to the utility room to wash boots and sand from dogs and their humans. PARKING Off-road parking on driveway for 3-4 cars. OTHER INFORMATION Oil-fired central heating and hot water. Wireless broadband internet available (although the speed is slow in this area). Strictly no smoking but a small to medium sized, well–behaved dog is allowed. N.B. For reasons of comfort and safety the house can accommodate a maximum of eight adults in any party and no more than four children under 6 years of age (excluding babies).
