LOCATION  Nestled in peaceful, sheltered, woodland on Salcombe’s Moult Hill, The Coach House is just a few hundred yards from the beautiful sandy beach at South Sands, perfect for sandcastles or water sports.  Hop on the South Sands Ferry (see in ‘ Photos’) from the beach to enjoy Salcombe from the water, or take the short drive from the property to the centre of the popular sailing town to wander around pretty streets, exploring art galleries & individual shops.   Enjoy fresh Salcombe crab & locally caught seafood at one of the many restaurants or sample some delicious Salcombe Dairy ice cream whilst taking in the wonderful views.  The property enjoys immediate access to the South West Coast Path & is a short walk to Salcombe’s North Sands, with the popular Winking Prawn. VIEWS  Delightful, wide-ranging sea views from most of the rooms, various balconies, decked terrace & garden. ENTRANCE  The Coach House welcomes you with a large & solid oak door leading to a spacious entrance hall.  A stunning oak, glass & steel rope staircase* leads up & down to the first & lower ground floors. KITCHEN/BREAKFAST/DINING ROOM  A stylishly designed & well presented open plan area at first floor level.   The contemporary kitchen has an extensive range of elegant wall, floor & full length units with a Silestone work surface extending to form a substantial breakfast bar.  A very comprehensive range of modern appliances including a Rangemaster cooker, make self-catering a pleasure!   The dining area enjoys far reaching views of the garden & out to sea & is furnished with an antique French Refectory table seating eight, antique side board & opens out onto the glass balcony leading to both the dining terrace & the very spacious decked first floor roof terrace (see details below). SITTING ROOM A superb room with bi-fold floor to ceiling doors opening to a stunning balcony with clear sea views. This sunny & very tastefully presented room is furnished with a very large L-shaped sofa providing seating for a minimum of six in front of the contemporary gas fire & widescreen TV, as well as a baby-grand piano & additional antiques.  The room opens further to a study area with desk & bookshelves etc. MEDIA ROOM  On the lower ground floor level there is a purpose built media room with ceiling mounted projector & wide viewing screen.  Freeview TV & Apple TV are available (you will require your code) plus a DVD player with a large selection of DVDs & a generous, comfortable sofa (featuring two chaise ends to fully stretch out on). Also featuring an indoor sauna, this is the perfect area to relax in after a long day on the beach! BEDROOMS  Four in total, all stylishly presented & comfortably furnished. On the top floor is the extremely impressive MASTER SUITE offering beautiful sea views.  Here is found a super-King size bed, two antique chests of drawers, large built-in wardrobe, chairs & floor-to-ceiling doors (opening to a Juliet balcony). The fully-tiled en suite bathroom features a freestanding oval bath, walk-in shower with rain head & hand held showers, large vanity area with two basins, w.c., two heated towel rails. The GARDEN SUITE  (ground floor) boasts impressive sea views & a fantastic position overlooking the garden, with floor-to-ceiling windows opening to a private terrace.  The room is tastefully furnished with an iron-framed King-size bed, further antiques, a French wardrobe, chair & small sofa, & has a large, fully-tiled en suite shower room with a very generous walk-in shower, again fitted with rain shower & hand held showers, w.c, basin & heated towel rail.  BEDROOM 3  (lower ground floor) is also furnished with a King-size bed, chests of drawers, French wardrobe, dressing table & chair, whilst the adjacent BEDROOM 4 has a super-King size bed with wooden fitted headboard, antique bedside chests of drawers, built-in wardrobe & antique bureau. BATHROOMS  In addition to the two en suites (above) is a fully tiled shower room at ground floor level (to service guests using bedrooms 3 & 4).  This features a large walk-in shower with rain head & h&-held showers, w.c., basin (on wooden plinth), heated towel rail.   There is an additional shower in the boot room (see below). GARDEN ENTRANCE/BOOT ROOM  At the lower ground floor (garden) level is a secondary entrance, ideal for families returning from the beach.  The door leads into a spacious boot room with tiled flooring with ample space for coats, shoes, boots & beach equipment, & then through to a shower area.  The adjacent LAUNDRY ROOM has a washing machine, tumble dryer, sink & various fitted units. ROOF TERRACE A magnificent 500 sq ft roof terrace with Millboad decking boasts views over the garden towards the sea & is furnished with a large rattan sofa set. The terrace extends across a glass balcony* to the dining terrace with table & chairs
- a curved staircase leads down to the garden.  GARDEN  The grounds have been beautuifully landscaped to maintain the peaceful woodland setting with some areas laid to lawn & beds finished with shrubs. Within the garden area is HOT TUB for up to 6 guests.  PARKING  Off-road parking next to the house, for up to three cars.  OTHER INFORMATION  The house benefits from underfloor heating & double-glazing throughout, & has oak flooring to all areas other than the sitting room & bedrooms which are carpeted.   Plantation shutters in all room.   Wireless broadband internet available. Strictly no smoking or pets permitted.  Please note that a barbecue is NOT supplied.  A £750.00 (refundable) security deposit is required when booking this property
