Product Description

LOCATION The cottage is in Above Town, a narrow lane (6' width restriction & steep access road) that runs above & parallel to the River Dart.  Dartmouth's boutiques, restaurants & tea rooms, as well as the river itself are just 5-10 minutes walk away.  Blackpool Sands beach is a 5-10 minute drive whilst Woodlands Theme Park is just 3 miles outside of Dartmouth. VIEWS Very good panoramic river views (over neighbouring rooftops) across the town, & full view of the River Dart towards Kingswear & beyond from the lounge & rear garden. ENTRANCE A flight of steps leads up from Above Town to a row of terraced cottages
- the front door leads into a hallway off which are two bedrooms & a family bathroom, as well as stairs up to the living accommodation at first floor level. BEDROOMS Two, both on the ground floor.  The lovely master bedroom has a kingsize bed (which can be split into two 2'6" single beds suitable for children on request), bedside units, fitted wardrobe & TV (with Free Sat) & en suite shower room with large shower cubicle, wash-hand basin, w.c. & heated towel rail.  Also at this level is a second double bedroom with King-size bed, bedside units, fitted wardrobe, original decorative fireplace & TV (with Free Sat). All duvets, pillows, bed linen & towels (excluding those for the beach) are provided. BATHROOMS In addition to the en suite (above) is a family bathroom on the ground floor with half-bath, shower attachment (over), w.c., wash-hand basin & heated towel rail. SITTING ROOM On the first floor is a bright & sunny sitting room with lovely views over the river & out to sea, two comfortable sofas (one of which can be used on request as a sofa-bed for one additional guest), original decorative fireplace, flatscreen smart TV (with Free Sat recorder) & DVD player. KITCHEN A modern & well presented kitchen has a range of red, hi-gloss units, four-ring gas hob, electric oven, fridge, slimline dishwasher, microwave & De Longhi coffee maker.  (An outside UTILITY ROOM houses a freezer & washer dryer, & an additional w.c.)  The adjoining CONSERVATORY/DINING ROOM has a large contemporary dining table seating six, sofa, & Bose soundlink unit (Bluetooth). OUTSIDE To the rear of the cottage is a three-tiered garden area, accessed via steep steps.  The upper-most level of decking has superb panoramic river views towards both Dartmouth Castle & Royal Britannia Naval College, as well as a rattan garden set, consisting of a table to seat up to six, chairs & two sun loungers. The garden also has a summer house with electricity & internet, & a BBQ is available for use. PARKING An annual parking permit, for one car, is provided for the Mayors Avenue public car park (subject to available spaces)/ Dartmouth Park & Ride. OTHER INFORMATION Beautiful oak flooring in most rooms.  Gas fired central heating & instant hot water via combi boiler. Free wireless broadband internet available.  Strictly no smoking permitted.  One well-behaved dog allowed at additional cost.
