LOCATION The cottage can be accessed either from South Town (at the lower level) or Above Town, the narrow lane that runs 'above' and parallel to the River Dart. Dartmouth and its array of boutiques, galleries, restaurants and tea rooms, as well as the picturesque embankment can be reached in five to seven minutes (steep steps in places), whilst Blackpool Sands beach is just a 5-10 minute drive away. Woodlands Theme Park and Dartmouth Golf and Country Club are just three miles outside of Dartmouth.VIEWS Superb, panoramic views across the river and out to sea from the sitting room, kitchen, master bedroom and terraces. ENTRANCE From South Town, a steep flight of 43 narrow stone steps lead up to the entrance (there is also access down from the garage on Above Town via 42 narrow
steep stone steps). The entrance leads into a spacious mid-level hallway, off which are two bedrooms and a bathroom. Stairs lead up to the living accommodation and down to the third bedroom.SITTING ROOM On the upper floor is a light and sunny sitting area with superb, triple aspect river views. This room is furnished to a good standard with a double sofa, two armchairs, two large window seats, TV with DVD player, and decorative fireplace (not in use). The sitting area extends through to the kitchen/dining room at the rear of the cottage. KITCHEN/DINING ROOM A well equipped kitchen has attractive Shaker-style units, four ring electric hob and oven, microwave, fridge (with freezer compartment), dishwasher and washer/dryer. The wooden dining table seats up to eight guests
comfortably. BEDROOMS Three in total. On the mid level (ground floor) are two doubles, the first of which has a King-size wooden-framed bed, bedside drawers, fitted wardrobes and en suite with large shower cubicle (electric shower), w.c., wash-hand basin and heated towel rail. The second double has two single beds, bedside tables, wardrobe and drawers (see below for details of en suite/shared bathroom). On the lower ground floor level is a bedroom primarily designed for children, with bunk beds, drawers and bedside unit - there is a also a single bed, as well as an additional 'truckle' bed available on request only. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied. BATHROOMS In addition to the en suite (above) is a well presented family
bathroom incorporating bath, gravity shower (over), w.c., and wash-hand basin. This bathroom has 'Jack and Jill' entrances so can be used either as an en suite to the twin room or as a shared bathroom to bedrooms 2 and 3.OUTSIDE There are two terraces, each with lovely views. The upper terrace (accessed via steps up from the dining area) has a table and two chairs, whilst the lower terrace has a table with chairs and bench seating for six (please note, that access to the lower level is via stone, narrow steps - young children must be supervised at all times).PARKING There is garage parking for one small/medium sized car in Above Town (some larger models may not be suitable - please contact the office for dimensions if required)OTHER INFORMATION Gas central heating and hot water with
immersion back-up. Mostly carpeted throughout with attractive wood flooring in the dining area and tiles in the kitchen and bathrooms. Wireless broadband internet available.
