ACCOMMODATION A recently constructed stone cottage overlooking the golf course and within a short walk of the all-weather tennis court, swimming pool, gym and other leisure facilities at the Club, making it an ideal location for sports enthusiasts and energetic families alike.VIEWS Lovely views from the first floor across rolling countryside and the neighbouring golf course. ENTRANCE The front door leads into a hallway off which are three double bedrooms, each with its own en suite or dedicated bathroom. Stairs lead up to the first floor accommodation and a further double bedroom.KITCHEN On the first floor is a beautifully designed and well equipped kitchen with granite worktops, range of Neff appliances including four ring ceramic hob, fan-assisted single oven with stainless steel
cooker hood, fridge, freezer, dishwasher, built-in microwave and grill, and DeLonghi coffee machine. There is a separate UTILITY ROOM with washer/dryer and drinks fridge.LIVING/DINING AREA A delightful open-plan living area with oak flooring and stylish beams across the ceiling. Very comfortably furnished with large L-shaped sofa, four armchairs, flatscreen TV with Sky HD package (including full Sky Sports and Sky Movies channels), DVD player, CD hi-fi with iPod dock and contemporary wood-burning stove. There is an ample supply of books, board games and a Sony Playstation 2 (with 4 handsets). Guests also benefit from free Wi-Fi connectivity in the property. Dining table with eight leather-backed chairs. Doors lead out from the lounge to a balcony with steps down to a private
terrace area, with table and chairs. There is a Stokke Tripp-Trapp highchair for little ones.EN SUITE BEDROOMS On the ground floor are three double bedrooms, one of which has a King-size double bed, oak bedside units, matching wardrobe, chair and fully tiled en suite shower room with shower, wash hand basin, w.c., shaver point and heated towel rail. A second bedroom has two single beds, oak bedside unit, matching wardrobe, wall mounted flatscreen TV and fully tiled en suite shower room with shower, wash hand basin, w.c., shaver point and heated towel rail. The third double room on the ground floor has a King-size double bed, oak bedside units, matching wardrobe and chair (with adjacent family bathroom - see below). The fourth bedroom (on the first floor) has a double bed,
oak chest of drawers, wardrobe, chair and fully tiled en suite shower room with shower, wash hand basin, w.c., shaver point and heated towel rail. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) supplied.BABY FRIENDLY FACILITIES A cot for babies or toddlers and a pushchair is stored in a cupboard under the stairs. A highchair is also available.BATHROOMS In addition to the three en suites (see above) is a fully tiled family bathroom on the ground floor with bath, shower (over), wash hand basin, w.c., shaver point and heated towel rail.OUTSIDE To the side of the cottage is a good sized, private terrace area with 7-seater garden furniture set, as well as a small bistro table with three chairs.PARKING Allocated parking for one car, plus visitors bays
within a few minutes (partly uphill) walk of the cottage. A portable trolley is supplied to help with luggage transfer to/from the parking bay (in addition to other trolleys supplied by Dartmouth Green). OTHER INFORMATION The cottage is finished to the highest of standards with oak flooring throughout the living areas with carpet in bedrooms. Remotely controlled underfloor heating in each room and hot water supplied from ground source heat pumps. Strictly no smoking or pets permitted.
