LOCATION The cottage is on Crowthers Hill (steep in places), just 5 minutes or so walk from Dartmouth's boutiques, restaurants and tea rooms, as well as the picturesque River Dart.  Blackpool Sands beach is just a 5-10 minute drive away whilst Woodlands Theme Park is just 3 miles outside of Dartmouth. VIEWS Lovely views over the town and across to the River Dart from the sitting room and decking areas ENTRANCE The cottage is accessed directly from Crowthers Hill - the front door leads into a lobby/hallway with level access to the living accommodation at this level.  Understairs cupboard with room for coats and shoes. CLOAKROOM A small, fully tiled room (off the dining area) with w.c., basin and heated towel rail. SITTING/DINING ROOM The entrance hallway opens into a dining
area with large glass-topped table and leather backed chairs. The sitting room is stylishly furnished with large squidgy sofa, two leather armchairs, tables, lamps and rug, and has lovely views over the town and across the river beyond.  Large flatscreen TV with BT YouView, DVD player and Sony surround sound system.  A set of folding French doors (that can be fully opened and drawn back on a sunny day) lead out from the sitting room to the upper decking level. KITCHEN Also on the ground floor is a superb kitchen, well equipped and presented to a high standard with a variety of contemporary oak base and cream wall units, five-ring gas hob, integrated Bosch appliances (including electric double oven, fridge/freezer, dishwasher and washer/dryer), microwave, Roberts DAB
radio with iPod dock, and  porcelaine tiles with underfloor heating. BEDROOMS Three in total.  On the first floor is the master bedroom suite with King-size bed, bedside units and built-in wardrobes. Double glazed sliding French doors lead out to a decked balcony with table and chairs, and lovely views over the town and river.  Also at this level is a further double bedroom with King-size bed, bedside units and wardrobe/drawers.  At second floor attic level is a further bedroom accessed via a flight of narrow stairs (recommended for children)  This room has two single beds, drawers and en suite cloakroom with w.c. and wash-hand basin.  All duvets, pillows, bed linen and towels (excluding those for the beach) are provided. on the first floor with bath, shower (over), w.c., wash-hand basin and heated towel rail. OUTSIDE Spacious two-tiered decking with garden/dining furniture and gas barbeque.  Steps lead down to a lower terrace with patio table and chairs. PARKING A designated parking space for one car is provided for the reserved parking car park (approx 10 mins walk from the property). OTHER INFORMATION Beautiful oak flooring on the ground floor with carpets in all bedrooms and porcelaine tiles in the kitchen. Gas fired central heating and instant hot water via combi boiler (plus electric under-floor heating in the kitchen).  Strictly no smoking or pets permitted. Wireless broadband available.
