LOCATION The cottage is found on a quiet country lane within the tiny hamlet of Ash, just 2 miles from the famous naval town of Dartmouth and within easy reach of local beaches and amenities. The village of Stoke Fleming (with pub and shop/Post office) is 30-40 minutes walk away, with Blackpool Sands beach just 2 miles away. Slapton Sands and many other local attractions are also within a short drive.VIEWS Pleasant open country views from most rooms across gardens and neighbouring farmland.ENTRANCE The cottage entrance leads into a lobby/hallway with tiled floor and access to all the ground floor accommodation. SITTING ROOM A spacious but cosy living area with delightful feature stone/slate fireplace with open fire (a starter pack of logs is supplied) and original parquet flooring. The
room is comfortably furnished with two double sofas, widescreen TV with Freesat and Freeview, DVD player with large DVD collection, and leads into the kitchen via two steps.KITCHEN/DINING ROOM Modern and well-equipped kitchen with fitted units, elegant worktops, four ring electric hob, oven and grill, fridge, microwave, dishwasher and breakfast bar with stools. The adjacent dining area has a good-sized oak table with up to six chairs, and a door out to the side and rear garden. A small outbuilding (just outside the kitchen) houses a washing machine, tumble dryer and a fridge/freezer.BEDROOMS Two, both on the first floor. The master bedroom has a King-size bed, bedside units, chest of drawers, fitted wardrobe, TV & DVD player, feature fireplace and folding glass doors
that lead out to a large decking area and garden beyond. The second bedroom is a twin (an ideal set up for younger children) with two 3' single beds, bedside unit, fitted wardrobe, feature fireplace and a large screen TV. Travel cot and high chair available. N.B. All duvets, pillows, bed linen and towels supplied - tenants need to bring beach towels.BATHROOM The mostly tiled family bathroom includes a bath with electric shower (over), w.c., wash-hand basin, heated towel rail and airing cupboard.OUTSIDE To the rear of the cottage is a very large and attractive garden. The area is laid mainly to lawn and and has lovely country views, and is a superb area for exercising energetic children and/or dogs! (N.B. Please note that the boundary is not fully secure/enclosed). There are also
two large areas of wooden decking (one directly off the double bedroom) with table and chairs. New for 2018! A hot tub is now available for an additional cost of £150 per week. Please enquire at the time of booking. SHEPHERDS HUT Located in the garden is a luxury 'Shepherd's Hut' available as additional accommodation for up to 4 extra guests (see 'Photos) at a cost of £100.00 per night or £500.00 per week (N.B. The cottage has a combination of wooden and parquet flooring on the ground floor and stripped floorboard in both bedrooms and bathroom. Electric central heating and hot water. Up to two well-behaved dogs permitted. Strictly no smoking permitted. Wireless broadband included. The property sits in close proximity to a working farm and therefore guests should expect to see, smell and occasionally hear all that farms can produce.
