LOCATION The property is located in Warren Road, a generally quiet & mostly residential area of the village. The beautiful sandy beach is just 5 minutes downhill walk away with the beach shop, café & surf school (offering surfing, canoeing, st&-up paddleboarding hire/lessons etc.) close by â the South West Coast Path is also close by whilst Bigburyâs challenging 18-hole links golf course is within a short 5-minute drive. The âfamousâ sea tractor (see in â Photosâ) runs across to Burgh Island & the Pilchard Inn all year round.

ENTRANCE From the driveway into a small lobby area & then through to the hallway with Karndean flooring. The hallway offers level access to the living accommodation, bedrooms, bath/shower rooms & utility area.
SITTING ROOM A spacious, tastefully & newly furnished (2017) living room has two double sofas (one with âchaiseâ extension), a lovely wing-backed armchair, side table, flatscreen TV with BT Vision, & feature slate hearth with wood-burning stove. The room extends via an open archway into a conservatory dining area.
DINING ROOM Sitting within a mostly glazed conservatory area is a lovely dining room with delightful sea views. A large wooden table has bench seating & chairs for up to eight guests. Doors lead out to the garden & terraces.
KITCHEN The well equipped kitchen has a range of fitted wall & floor units, four-ring Stoves hob, Stoves electric oven & grill, microwave, new Miele dishwasher, new Siemens fridge/freezer & lovely sea views. The UTILITY ROOM (accessed from the hallway) houses a washing machine, tumble dryer, overhead airer, sink & units.
BEDROOMS Four in total, all with new mattresses (2017). Two double bedrooms each have wooden-framed King size beds, bedside tables/units, drawers & wardrobe â one has French doors to the terrace & garden. A twin room has two wooden-framed single beds & bedside unit, whilst the small fourth bedroom (for children only) has a set of bunk beds. N.B. All duvets, pillows, bed linen & towels (excluding beach towels) are supplied.
BABY FRIENDLY EQUIPMENT A travel cot & high chair are provided, along with an extensive range of childrenâs books & games
BATH/SHOWER ROOMS A fully modernised shower room has a large shower cubicle (with rainhead & h&-held showers), wash-hand basin, w.c, heated towel rail & under-floor heating. The adjacent family bathroom has a bath with h&-held shower attachment, w.c., wash-hand basin & heated towel rail.  There is also an outside hot/cold shower
- ideal for cleaning up sandy children & equipment after a visit to the beach!
OUTSIDE To the front & side of the property is a good-sized, mature garden laid mainly to lawn, as well as two stone terraces with table & chairs. Barbecue available. Outside shower.
PARKING Off road parking on private drive for two cars.
