Product Description

LOCATION The property is in a relatively quiet area of Salcombe (Knowle Road), yet only 5-7 minutes’ walk into the town.  The famous harbour & estuary, popular with sailors & other watersports enthusiasts, is very close by, whilst the beautiful beaches of East Portlemouth & Millbay can be accessed via a small passenger ferry that runs from the town all year round. ENTRANCE From the spacious drive a path & six stone steps lead up to the main entrance, & into a hallway with parquet flooring.  Most of the accommodation is at this level with a short set of stairs down to the utility room & third bedroom. SITTING ROOM An attractively decorated & very comfortably furnished sitting room has two large leather sofas, armchair with footstool, coffee table, feature wood-burning stove & slate hearth (fireguard supplied), TV with Sky HD, & DVD player & surround sound system.  Double doors open into the conservatory. CONSERVATORY/DINING ROOM A light, sunny & particularly spacious conservatory with tiled flooring has a large dining table seating up to eight guests, two directors chairs, bean bags & ‘ Tripp Trapp’ high chair. Doors lead out to the terrace & drive areas, with access also to the kitchen. KITCHEN A well presented & equipped kitchen has a range of cream wall & floor units, wooden worktops, Neff electric oven & four-ring gas hob, Bosch dishwasher & microwave, fridge, wine cooler, wooden topped breakfast bar with four stools, & stone tiled flooring.  Door to conservatory/dining room. BEDROOMS Three in total.  The en suite master bedroom has a comfortable super-King-size bed, bedside drawers, mirrored wardrobe & wall-mounted TV.  A small en suite has a shower, w.c., wash-hand basin & heated towel rail.  The adjacent second bedroom also has a super-King size double bed (that can be split on request to create two singles), bedside tables, mirrored wardrobe & wall-mounted TV.  On the lower floor
- accessed via the utility room
- is a smaller bedroom with wooden framed bunk beds (3’ single over a 4’6” double), mirrored wardrobe, TV & Playstation console.  N.B. All duvets, pillows, bed linen & towels (excluding beach towels) are supplied. BATH/SHOWER ROOMS In addition to the en suite shower above, there is family bathroom with bath, shower (over), wash-hand basin, w.c. & two heated towel rails. UTILITY ROOM On the lower level with fitted units, wooden worktop, Belfast sink, washing machine, tumble dryer & freezer.  Door to front terrace/garden. OUTSIDE To the front of the property is an area of lawn as well as a stone terrace with table & chairs.  To the side is a further terrace with bench & barbecue.  PARKING Very large drive (off Knowle Road) with space for 3-4 cars plus boat trailer. OTHER INFORMATION All bedrooms & sitting room have been newly carpeted in 2016.  Tiled flooring in most other rooms.  Gas fired combi boiler for central heating & hot water.  Wireless broadband internet is available.  Strictly no smoking or pets permitted.
