On the ground floor is a delightful master bedroom with super-King-size bed, bedside units, wardrobe, & drawers, & French doors out the rear terrace. luxurious fully tiled en suite Roca bathroom with free standing bath, walk-in shower, marble & oak vanity unit with dual basins, heated towel rail, shaver point & w.c. Also on the ground is a light & sunny double bedroom with King-size bed, bedside units, wardrobe, & lovely sea views. On the top (2nd) floor are two twin bedrooms built into the roof space (ideally suited to children). Each has two full-size, wooden-framed single beds, wardrobe/drawers & bedside unit. N.B. All duvets, pillows, bed linen & towels (excluding those for the beach) are provided.  SITTING ROOM At the front of the cottage on the first floor, is a delightful living space with stunning sea views. There are two, large comfortable sofas, two further armchairs, occasional furniture, as well as a wall-mounted TV with Sky. KITCHEN/DINING ROOM A well presented open-plan L-shaped room on the first floor with French doors out to a good sized decking area. The superbly fitted kitchen is equipped with a range of modern, fitted units, granite worktops, stainless steel Rangemaster cooker, integrated dishwasher & microwave, & large fridge/freezer. A separate utility area houses a washing machine & tumble dryer. The dining area has a large wooden table with chairs & bench seating, & country views. BATHROOMS In addition to the master en suite above is a fully tiled bathroom on the second floor with bath, separate shower cubicle, vanity unit with dual basins, w.c., heated towel rail & light. There is a further CLOAKROOM on the ground floor with w.c. & basin SNUG/GAMES ROOM On the 2nd floor (adjacent to the two twin bedrooms) is a cosy snug/games room with wooden framed sofa, widescreen TV with Sky, x Box 360 & DVD player. OUTSIDE To the front of the cottage is a large area of patio & decking with table & seating for eight overlooking Hallsands beach & the sea beyond. To the rear is a further area of decking (accessed from the dining room) & a private terrace on the ground floor. Gas barbeque available. N.B. Due to the proximity of the cottage to the beach & coast path, young children must be supervised at all times. OTHER INFORMATION Mainly oak laminate flooring throughout with carpet at second floor level. Gas fired underfloor heating & hot water. Wireless broadband supplied for internet access & telephone available for incoming & local calls  (mobile coverage is variable & not available on some networks).   Smoking is not permitted but up to two well-behaved dogs are allowed depending on size & breed (please contact the office). Please note that the South West Coast Path runs in front & to the side of the cottage.
