LOCATION Kirkdale is set in a quiet lane on the edge of the exclusive ' Yarmer' estate in Thurlestone. The house is just a short walk from the local links golf course & coastal path beyond. The village is also easily accessible on foot & it is just a few yards stroll to the 4-star hotel (with challenging Par 3 golf course), pub & village stores/post office. The sailing waters of Salcombe are just a 10-15 minutes drive from the village whilst the market town of Kingsbridge is 4 miles away. The beautiful sandy beaches of Bantham & Bigbury are an exhilarating 25-30 minute walk away. VIEWS Excellent views across the village & out to sea from the first floor bedrooms in particular. Very pleasant but more sheltered views from the sitting room, dining room & garden/terrace also. ENTRANCE From the driveway a short walk to the front door & into a spacious hallway off which is a superb, fully tiled SHOWER/CHANGING ROOM with large walk-in shower, changing area with bench & hooks, heated towel rail & stainless steel sink unit (ideal for wetsuits & swimming clothes etc.). Separate cloakroom with w.c., wash-hand basin & heated towel rail. There is also a range of full length, fitted cupboards for coats & shoes. The hallway extends through to all other rooms on the ground floor. KITCHEN/BREAKFAST ROOM On the ground floor is an exquisitely designed, contemporary kitchen with elegant fitted units, Silestone worktops & wide range of Neff appliances including large gas range with six-ring hob, double electric oven & grill, integrated microwave, dishwasher, & fridge. In addition there is an American fridge/freezer with ice-maker & filtered water dispenser. The worktop extends into a Silestone breakfast bar with four leather stools. Large sliding glass door out to side terrace & garden. DINING ROOM A large formal dining area adjacent to the kitchen with oak table seating 12 comfortably. Large sliding glass door out to front terrace & garden. SITTING ROOM A light, sunny & very spacious room with lovely views across the garden & to the sea beyond. The sitting area has two large leather sofas, two leather armchairs, feature fireplace, occasional furniture, widescreen television (with Freeview), DVD player & CD/radio/iPod unit. It also has a small desk with chair. Large sliding glass door out to front terrace & garden. TV/PLAYROOM  On the 'half level' between ground & first floors is a TV room with widescreen television with Sky HD, DVD player, 7-seater leather sofa & a selection of board games & puzzles. GAMES ROOM On the 'half-level' between ground & lower ground floors is a games room with full-size pool table, dartboard & television. BEDROOMS Six in total, of which three are on the first floor including two beautiful en suite double bedrooms, each with a Juliet balcony & superb sea views. These bedrooms each have a Hypnos super King-size bed (6'), bedside units, fitted wardrobes, drawers & dressing table
- one double room has a fully tiled en suite bathroom with bath, separate walk-in shower, double vanity unit, w.c. & heated towel rail, whilst the other has a walk in shower, double vanity unit, w.c. & heated towel rail. Also on the first floor is a smaller room with a single bed. The three remaining bedrooms are all on the lower ground floor. There is a large double bedroom with Hypnos super King-size bed (6'), bedside units, small desk & chair, fitted wardrobes/cupboards & fully tiled en suite bathroom with bath, separate walk-in shower, double vanity unit, w.c. & heated towel rail. In addition there are two twin rooms each with two single beds, fitted wardrobe & bedside units. Roberts radio's in all main bedrooms. A wooden cot is also supplied on this level. All duvets, pillows, bed linen & towels (excluding beach towels & cot bedding) are supplied. BATH/SHOWER ROOMS In addition to the three en suite bath/shower rooms & ground floor changing room (as outlined above) there is a further shower room on the lower ground floor (adjacent to the twin bedrooms) with walk-in shower, wash-hand basin, w.c. & heated towel rail. LAUNDRY ROOM On the lower ground floor with washing machine, tumble dryer & sink. OUTSIDE To the front of the house is a spectacular terrace with bench seating, table & chairs, & sea views. Additional side terrace (off kitchen) with coffe style table & chairs, surrounded with various fresh herbs. There is also a good area of lawn to the front & sides of the property with mature shrubs & plants beneath the terrace. PARKING Off road parking on drive for up to six cars. OTHER INFORMATION The accommodation is presented over three levels with additional rooms between each floor. The majority of reception rooms & communal areas have oak flooring with carpet in the bedrooms & beautiful ceramic tiles in the bath & shower rooms. The house is fully double-glazed & enjoys the benefits of thermostatically controlled hot water with under floor heating in all rooms. Wireless broadband internet available. Strictly no smokers or pets permitted.
