Product Description

LOCATION The cottage is in a unique location adjacent to East Portlemouth beach on the beautiful Salcombe estuary. It offers excellent opportunities for watersports & other beach activities, & the cottage

Includes::
the benefits of both a swinging & running mooring for boats or dinghys.  The cottage is also ideally positioned to take the late afternoon & evening sun & to see the sun set behind Salcombe, which can be reached quickly & easily via the small passenger ferry that runs all year round from East Portlemouth slipway (or water taxi after 5.30pm during High Season). VIEWS Ferryside has superb estuary views from all of the South-facing rooms, including the lounge/dining area, family bedroom suite & double bedroom. ENTRANCE Steps lead down from the elevated parking area (on coastal lane above) to the rear of the cottage. A door leads into the ground floor hallway. UTILITY/CLOAKROOM Just off the hallway is a fully tiled cloakroom with w.c. wash-hand basin & heated towel rail.  This room also has a washing machine, counter top & space to hang wetsuits, towels etc.  SHOWER On the opposite side of the hall is a shower room with newly installed cubicle & power shower.  KITCHEN A well equipped kitchen with range of fitted units, four-ring halogen hob, double electric oven, microwave, fridge, freezer & dishwasher.  Door out to terrace. SITTING/DINING ROOM  A spacious & sunny room with wonderful dual aspect views of the Salcombe estuary. The sitting area has a two large leather sofas, two armchairs,  coffee table, sideboard, widescreen  television & DVD player. The dining area has a large oak table, chairs & bench seating.  A door leads out to the front terrace & access to the beach/estuary.  Please note; Log burner is decorative & not in use.  BEDROOMS Four in total, all on first floor. A family suite comprises of two adjoining bedrooms.  The first room has a set of metal framed bunk beds (single bed above 4'6"double) & wardrobe
- this leads through into a double room with King-size bed, bedside units, drawers & stunning estuary views. A further double room has a 4'6" wooden framed bed, wash-hand basin, dressing table, wardrobe & superb views.  Finally, a twin room has two single beds, wash-hand basin & window looking along East Portlemouth beach. N.B. All duvets, pillows, bed linen & towels are provided. Tenants will need to bring their own beach towels. Travel cot & high chair available on request. BATH/SHOWER ROOMS In addition to the ground floor shower room is an elegant family bathroom on the first floor.  Fully-tiled with bath, h&-held shower, large cubicle with power shower, w.c., wash-hand basin & heated towel rail. OUTSIDE Access from both the sitting room & kitchen to spacious terrace (shared with neighbouring cottage) with table & chairs. Low walls on either side of the cottage between neighbouring properties, & sea wall to front
- private steps from the wall down to beach. To the rear is a communal passageway giving access to ferry steps/slipway. PARKING Two off-road parking spaces available, one in the garage & one on the driveway.  Further parking usually available opposite the nearby Venus cafe. (Dimensions can be provided on request). MOORINGS A running mooring (suitable for a small boat) is available during summer months & a permanent swing mooring may be available upon request (please contact us for more details). OTHER INFORMATION Ferryside is fully double-glazed & enjoys the benefit of oil fired central heating & hot water.  Wireless broadband internet available.  One well behaved dog is permitted.  Strictly no smokers.  Please note that there is a drop from the top of the terrace wall to the beach below of approx.15' at low tide & the estuary at high tide
- young children must therefore be supervised at all times. Please note; Log burner is decorative & not in use.
