Product Description

LOCATION The cottage is in a unique location adjacent to East Portlemouth beach on the beautiful Salcombe estuary. It offers excellent opportunities for watersports & other beach activities, & the cottage

the benefits of both a swinging & running mooring for boats or dinghys (' Whitestrand Boat Hire' offer a dedicated hire service to Ferrycot tenants at additional cost

The cottage is also ideally positioned to take the late afternoon & evening sun & to see the sun set behind Salcombe.  The cottage can be reached quickly & easily via the small passenger ferry that runs all year round from East Portlemouth slipway (or water taxi after 5.30pm during High Season). VIEWS Ferrycot has stunning, panoramic views up & down the estuary & across to Salcombe from all of the South-facing rooms, including the lounge/dining area & master bedroom. ENTRANCE Steps lead down from the elevated parking area (on coastal lane above) to the rear of the cottage. A door leads into the first floor landing. There is also access to the kitchen at ground floor level via a shared passageway. KITCHEN A newly refurbished modern kitchen with granite worktops, fitted units, four-ring ceramic hob, electric oven, microwave, fridge/freezer & dishwasher. UTILITY ROOM On the first floor with butler sink, fitted units, washing machine & tumble dryer. The kitchen opens out into the main reception rooms. SITTING/DINING ROOM A light & spacious room with wonderful views of the Salcombe estuary. The sitting area has a large L-shaped sofa, chairs, woodburning stove, occasional furniture, widescreen digital television, DVD player & Bose iPod docking station. The dining area has a large oak table, chairs, bench & window seating within the large bay window & views over the beach & across to Salcombe. BEACH ROOM Off the sitting room
- & with direct access to/from the beach & terraces is an 'empty' room to deposit boards, wetsuits & other beach equipment. CLOAKROOM On the ground floor is a fully tiled cloakroom with w.c. & wash-hand basin. BEDROOMS Four in total, all on first floor. The master bedroom has a super king-size four-poster bed, wardrobe, drawers, TV & stunning estuary views. Fully tiled en suite wet room (with access also to/from hallway) with shower, wash-hand basin & W.C. Bedroom two is also a double room with king-size wardrobe, drawers, TV & excellent views once again! Fully tiled en suite shower room with shower cubicle, wash-hand basin & w.c. The third bedroom (accessed via the utility room
- see above) has two single beds, wardrobe,   TV, Playstation 3 games console & French doors to small terrace. Fully tiled en suite shower room with shower cubicle, wash-hand basin & w.c. Bedroom four is ideal for three children with bunk beds & single bed. N.B. All duvets, pillows, bed linen & towels are provided. Tenants will need to bring their own beach towels. BABY FRIENDLY EQUIPMENT A travel cot, high chair, stairgate & children's are available EN SUITE SHOWER/WET ROOMS Three en suite shower/wet rooms in total as outlined above. The master bedroom en suite wet room can also be accessed from the first floor landing. OUTSIDE Access from both the sitting & beach rooms to terrace garden with wooden table & chairs. Barbeque available. Low walls on either side of the cottage between neighbouring properties, & sea wall to front
- private timber steps from the wall down to beach. To the rear is a communal passageway giving access to ferry steps/slipway. PARKING Two off-road parking spaces available. MOORINGS Two available
- running mooring for 13' boat/dinghy (max.) & swinging mooring for 18' boat /dinghy (max.) OTHER INFORMATION Wireless broadband internet available. The cottage is fully double glazed & enjoys the benefit of oil fired central heating & hot water. Hardwood flooring on the ground floor with sea-grass carpet on the stairs & throughout the first floor bedrooms. Strictly no smokers permitted. One well behaved dog accepted.  Please note that there is a drop from the top of the terrace wall to the beach below of approx.15' at low tide & the estuary at high tide
- young children must therefore be supervised at all times.
