Product Description

LOCATION The cottage is found on a quiet country lane within the tiny hamlet of Ash, just 2 miles from the famous naval town of Dartmouth & within easy reach of local beaches & amenities.  The village of Stoke Fleming (with pub & shop/ Post office) is 30-40 minutes walk away, with Blackpool Sands beach just 2 miles away. Slapton Sands and many other local attractions are also within a short drive. VIEWS Pleasant open country views from most rooms across gardens & neighbouring farml&. ENTRANCE The cottage entrance leads into a lobby/hallway with tiled floor & access to all the ground floor accommodation. SITTING ROOM A spacious but cosy living area with delightful feature stone/slate fireplace with open fire (a starter pack of logs is supplied) & original parquet flooring. The room is comfortably furnished with two double sofas, widescreen TV with  Freesat & Freeview, DVD player with large DVD collection, & leads into the kitchen via two steps. KITCHEN/DINING ROOM Modern & well-equipped kitchen with fitted units, elegant worktops, four ring electric hob, oven & grill, fridge, microwave, dishwasher & breakfast bar with stools.  The adjacent dining area has a good-sized oak table with up to six chairs, & a door out to the side & rear garden.  A small outbuilding (just outside the kitchen) houses a washing machine, tumble dryer & a fridge/freezer. BEDROOMS Two, both on the first floor. The master bedroom has a King-size bed, bedside units, chest of drawers, fitted wardrobe, TV & DVD player, feature fireplace & folding glass doors that lead out to a large decking area & garden beyond. The second bedroom is a twin (an ideal set up for younger children) with two 3' single beds, bedside unit, fitted wardrobe, feature fireplace & a large screen TV.  Travel cot & high chair available.  N.B. All duvets, pillows, bed linen & towels supplied
- tenants need to bring beach towels. BATHROOM An attractive, mostly tiled family bathroom

Includes::
a bath with electric shower (over), w.c., wash-hand basin, heated towel rail & airing cupboard. OUTSIDE To the rear of the cottage is a very large & attractive garden, significantly extended & landscaped in 2016/17.   The area is laid mainly to lawn & and has lovely country views, & is a superb area for exercising energetic children and/or dogs! (N.B. Please note that the boundary is not fully secure/enclosed).  There are also two large areas of wooden decking (one directly off the double bedroom) with table & chairs. SHEPHERDS HUT New for 2017!   Located in the garden is a luxury ' Shepherd's Hut' available as additional accommodation for up to 4 extra guests (see ' Photos) at a cost of £100.00 per night or £500.00 per week (N.B. The hut is NOT pet friendly).   Please contact our Dartmouth office on 01803 839499 for further details or to book.  PARKING  To the rear of the cottage & at the end of the garden is an area for parking 2-3 cars.   There is also a space available on the verge close to the cottage entrance. OTHER INFORMATION The cottage has a combination of wooden & parquet flooring on the ground floor & stripped floorboard in both bedrooms & bathroom.  Electric central heating & hot water.  Up to two well-behaved dogs permitted.  Strictly no smoking permitted.  Wireless broadband included.
