LOCATION The house is set in a quiet residential area yet only 5-10 minutes walk to the centre of the historic & picturesque town of Dartmouth. VIEWS There are excellent views towards the Britannia Royal Naval College from most rooms & stunning views of the river & out to sea from the main first floor bedroom.HALLWAY/ENTRANCE Access is via a large glass porch into a spacious hallway from which doors lead to the main living areas & a cloakroom with w.c & hand basin. A staircase with half landing rises to the upper floor.LIVING ROOM This light room has a view of the Naval College. It is comfortably furnished with a sofa & easy chairs, 28" widescreen TV with SKY, DVD, video & CD player. French doors lead to the garden.DINING ROOM The separate dining room also has views of the Naval College. It has a wooden table & chairs seating eight comfortably.KITCHEN The large & well equipped kitchen has a table & chairs, hob, oven, fridge/freezer, microwave, washing machine & dishwasher.UTILITY ROOM An additional fridge is provided.BEDROOMS Three, all with views of the Naval College: The large master bedroom can be configured as two twins or with the two beds together as a super-King (duvets are available for either configuration). There is also a wardrobe, chests of drawers, bedside tables & lamps. This spacious bedroom has stunning views of the river & a patio door onto a balcony. Within the room there is a wash basin & shower cubicle with a Mira thermostatic shower. Bedroom two has a double bed, built-in wardrobe, chest of drawers, bedside tables & lamps. Bedroom three contains two sets of bunk beds making it ideal for children. There is also a built-in wardrobe, bedside table & lamp. Bed linen & towels are supplied (excluding beach towels). ADDITIONAL GUEST A folding bed & bedding is available on request for an additional guest.BABY FRIENDLY FACILITIES A highchair, two travel cots & a stairgate are available. BATHROOM The first floor family bathroom has a bath with shower over, wash basin & w.c. There is also a shower & wash basin in the master bedroom & an additional w.c & wash basin on the ground floor.OUTSIDE French doors from the living room lead to a balcony & steps down into the well-established garden which contains many pretty shrubs & flowers. A garden store contains the garden furniture.PARKING The garage & driveway at the front of Blackgate provide parking for Approx. 4 cars or boats. There is also unrestricted parking on the road outside the house.OTHER INFORMATION Blackgate has gas fired central heating & hot water. Pets are not accepted & the property is strictly no smoking.
