Two high chairs are available. The modern kitchen has an extensive range of fitted units, breakfast bar, & is equipped with a four-ring halogen hob, integrated electric double oven & dishwasher, microwave & fridge. The adjacent UTILITY ROOM has a washing machine, tumble dryer, fridge, freezer & Belfast sink. There is room here also to hang/dry wetsuits etc. & a separate CLOAKROOM with w.c. & basin. Lovely oak stairs lead up from the kitchen to the first floor bedrooms & bathroom SITTING ROOM The tastefully furnished & well equipped sitting area has two double sofas, armchair, oak tables & dresser, wood-burning stove with oak mantle, widescreen TV (with Free Sat), DVD player & bay window overlooking the front garden. BEDROOMS Six in total, divided equally over the upper two levels. On the first floor is an en suite double bedroom with King size wooden framed bed, bedside tables, fitted wardrobes, drawers & TV. The en suite has a large shower cubicle, wash-hand basin, w.c., bidet & heated towel rail. The second room has a pine double bed with matching bedside tables, shelving & TV, & fitted wardrobes. The third bedroom, for children only,  has bunk beds & drawers. At second floor level is a further en suite double bedroom, also with King size wooden framed bed, bedside tables, fitted wardrobes, drawers & TV. The en suite has a walk-in shower, wash-hand basin, w.c., & heated towel rail. In addition a twin bedroom has two wooden framed single beds, bedside units, fitted wardrobes, drawers & TV. The sixth bedroom is another for children only, with bunk beds & drawers. All duvets, pillows, bed linen & towels (excluding beach towels) are supplied. BATH/SHOWER ROOMS In addition to the two en suites (above) there are two further family bath/shower rooms. On the first floor is a bathroom with bath, shower (over), wash-hand basin, w.c., & heated towel rail, whilst at second floor level is a shower room with large cubicle, wash-hand basin, w.c., & heated towel rail. OUTSIDE To the front of the house is a small area of mostly lawned garden with wooden table & chairs seating up to twelve. There is also an extensive & enclosed sloping garden to the rear of the house (young children must be supervised at all times) as well as an area of patio with table, chairs & barbecue. PARKING Off-road parking opposite the house (and across the narrow lane) for up to four cars OTHER INFORMATION Mostly wooden flooring at the lower level with with carpet on stairs to top floor, landing & most bedrooms. Strictly no smoking, single sex groups or pets permitted. For reasons of comfort the house is limited to a maximum of eight adults in any party. As there is a flight of stone steps up to the garden/entrance from the parking area & adjacent lane this house may not be suitable for guests with access or mobility issues or for children if unsupervised.Â
