Product Description

LOCATION Armorel House is in South Ford Road just a few minutes walk into Dartmouth & its array of boutiques, galleries, restaurants & tea rooms, as well as the picturesque River Dart. Blackpool Sands beach is just a 5-10 minute drive away whilst Woodlands Theme Park is just 3 miles outside of Dartmouth. VIEWS From the sitting room & master bedroom there are views across the town towards the hills on the far side of the river ENTRANCE Directly from South Ford Road into a hallway (on the middle floor) off which is the lounge & en suite bedroom. Stairs lead up to two further bedrooms & down to the main living accommodation. KITCHEN On the lower floor is an attractive & well equipped kitchen with painted units, wooden work surfaces, Rangemaster cooker (featuring five ring gas hob & double oven), microwave, fridge/freezer & dishwasher. A door leads out to the terraced balcony, whilst the room itself opens into the living accommodation at this level. An adjacent UTILITY/CLOAKROOM has fitted units, washer/dryer & separate w.c. with basin. LOUNGE/DINING ROOM A spacious open plan area with beautiful wooden flooring, furnished to a high standard & offering access to the balcony & garden/decking below. The lounge area has a double sofa, two armchairs, wood-burning stove, flat-screen Smart TV with Sky HD Freeview, Blu Ray DVD player with surround sound system, & iPod dock with Bluetooth adapter. There is also a cleverly designed, fitted sideboard/dresser & other pieces of attractive furniture. The dining area has an extendable table seating up to eight comfortably. French doors lead out to the balcony. SITTING ROOM A second living space on the middle level is tastefully decorated & furnished with two double sofas (one of which can be converted to a bed on request see Other Information), window seat in the bay, large footstool, & TV with Free Sat & DVD player. Please note that the open-fire is not in use in 2016 BEDROOMS Three in total (plus optional sofa-bed). On the upper level are two doubles, the first of which has a super-King bed (that can be split on request to create two singles), bedside drawers, fitted wardrobes chaise longue & views over the town. The second double has a King-size wooden framed bed, bedside units & drawers. On the middle (entrance) level is an en suite bedroom with King-size bed, bedside unit, fitted wardrobe with drawers, & stylish American shutters. The cosy en suite has a shower cubicle, wash-hand basin & w.c. N.B. All duvets, pillows, bed linen & towels (excluding beach towels) are supplied. BATHROOMS In addition to the en suite (above) is a nicely presented family bath/shower room on the upper floor incorporating bath, shower cubicle, w.c., wash-hand basin & towel rail. OUTSIDE A good sized terraced balcony

- young children must be supervised at all times). PARKING There is off-road parking for one small/medium sized car at the property (please note that access via South Ford Road is narrow & entry to/from the parking space requires some care). A parking pass

- is provided for the Mayors Avenue car park or Dartmouth Park & Ride (subject to availability of space) from 20th May 2016 until 19th November 2017. OTHER INFORMATION Lovely wooden flooring in the central living area with carpet in most other rooms. The house enjoys the benefits of gas-fired central heating & hot water. Wireless broadband internet available. Smoking & pets are not permitted. Whilst the property is furnished & equipped to accommodate six guests comfortably a sofa-bed is available for 1-2 further adults at an additional charge of £200.00 per week.
