Product Description

LOCATION The property is in Bonaventure Road, Approx. 7-10 minutes downhill walk (steep in places) to Salcombe town centre with its array of boutique shops, pubs & restaurants. VIEWS Very pleasant views from most rooms towards Snapes Point, South Pool Creek & along the beautiful Kingsbridge/ Salcombe estuary. ENTRANCE Steps lead up from the off-road parking bay to the ground floor entrance – this in turn opens into a hallway with attractive wooden flooring, & level access to the dining room, kitchen, utility room, conservatory & en suite double bedroom.  Stairs lead up from the hallway to the sitting room, two further bedrooms & bathroom on the first floor. KITCHEN/UTILITY ROOM A modern & very good sized kitchen is fully equipped with a range of attractive oak units, Rangemaster cooker with five-ring hob, oven & warming drawer, & integrated dishwasher.  The adjacent utility has a further range of units & houses a large fridge/freezer, washing machine, tumble dryer & microwave.  A door leads through to the CONSERVATORY which features an oak breakfast table with bench seating & chairs, sofa & TV.  Door terrace & garden. DINING ROOM A lovely dining area has wooden flooring, extendable table seating up to eight guests, feature fireplace, wooden dresser, & a bay window offering lovely views towards Snapes Point. SITTING ROOM On the first floor is a wonderful open living space with two bay windows framing the delightful views.   It has been cleverly & tastefully furnished to offer a comfortable TV area
- with two double sofas, matching footstool, feature fireplace & widescreen TV with Sky Q & surround sound
- to one side, & an informal reading or social area with four armchairs, sideboard & dresser, to the other. BEDROOMS Four in total.  On the ground floor/lower level is an en suite double bedroom with King-size wooden framed bed, bedside units, drawers, wardrobe, TV, & lovely views.  The fully tiled en suite has a large shower, wash-hand basin, w.c. & heated towel rail.  On the first floor a cosy second bedroom has a double bed, whilst a third has full-size bunk beds.  A further bedroom – built into the second floor roof space
- has a super King-size bed, drawers, hanging rails & two velux windows offering lovely views. The small, full tiled en suite has a corner shower, wash-hand basin & w.c.  All duvets, pillows, bed linen & towels are provided. Tenants will require beach & tea towels. BATHROOMS In addition to the two en suites (above) is a fully tiled family bathroom on the first floor, comprising a bath, shower (over) w.c., wash-hand basin & heated towel rail.  N.B. The open stairs to second floor bedroom are adjacent to the bathroom door. OUTSIDE To the rear of the house is a private three-tiered garden & terrace area.  At the lower level (off the conservatory) is a stone terrace with table, chairs & barbecue, whilst the upper level offers a small but pleasant lawned area.  The middle section is presented with flower beds, shrubs & trees.  N.B. Some of the stone steps to upper levels have deep treads so young children and/or guests with limited mobility should not be left unattended. PARKING Off-road parking in private bay for 2-3 cars (depending on size). OTHER INFORMATION Attractive oak flooring in a number of rooms, with carpet in three of the bedrooms.  Gas-fired central heating & hot water.  Wireless broadband internet available.  Strictly no smoking but a well-behaved dog is permitted.  Spar convenience store & post office Approx. 200 yards away.
